The Toronto real estate market, which has seen a spike in condo prices since 2015, is currently in a period of flux, said Michael Hulme, president of Hulmes Real Estate Group, who specializes in condo sales.

The market is in a “very good” position, but it’s “very early days.”

Hulme said he sees a “great potential” in condo markets in many of the GTA’s larger urban centres, but cautioned against “going crazy” with condos.

He said the market is “in good shape,” but that a few key factors need to play out for it to improve.

“One of those is getting to a more robust rental market, and that’s a key factor,” Hulman said.

“It’s not enough to just say, ‘We’re going to get more condos.’

There has to be more to it,” Hulsman said, adding that the “new supply” is needed to boost the market, especially if the market isn’t going to be “recovering quickly.”

Holland’s analysis indicates that there are many more condo units to come than there were just a few short years ago.

“We have a huge number of condo buildings that are coming on the market right now,” Holland said.

“I don’t think it’s going to come back to a plateau in the near term.”

Hutchinson said there are several factors that could help stabilize the market in the short-term.

First, the province and the City of Toronto need to make a commitment to building more condos in the coming years.

“If we don’t do that, we’re going backwards,” Hutchinson said.

Hutchinson said the province needs to create a “housing-first strategy” and work with developers to help them build more units.

“They have to create more units and be very clear about that, and be really committed to having them,” Hutchinson explained.

“And secondly, we need to get out of the way of the condo business and build the kind of jobs that people want to see in this city,” he said.
